Midway Breaks Ground on Major Mixed-Use Project Across from Texas A&M University in College Station, Texas
Century Square to feature more than 290,000 SF of shopping, dining, office and entertainment space, along with two full service boutique hotels
After much anticipation, Midway – a Houston-based real estate investment and development firm – in partnership with Texas A&M University, announced it will break ground on what will be one of the most dynamic mixed-use developments in the area, Century Square. “Century Square has involved many partners and is a genuine reflection of what can be achieved by public and private collaboration. Alongside our partners and experienced team, we can now look forward to delivering a fun and interactive destination that will deliver substantial benefits for local residents and the entire Brazos Valley region,” says Midway CEO Jonathan Brinsden.
Set to occupy a 60-acre tract along University Drive between Texas and College Avenue, Century Square will feature: 200,000 SF of preferred retail, restaurant, and entertainment options, a specialty grocer, 90,000 SF of Class-A office space outfitted in a contemporary, modern aesthetic, an adjacent state-of-the-art conference center, open-air gathering areas spanning two-acres, and more than 1,000 parking spaces that provide ample parking for visitors. The development also will house two full service hotels, The George (160-rooms) and Cavalry Court (140-rooms), developed in partnership with the Houston-based luxury hotel management firm The Valencia Group. Both hotel concepts are set to elevate the travel experience for College Station visitors and will feature a mixture of outdoor elements and high-end accommodations not traditionally seen in the area. Century Square is set to be complete by fall of 2016.
“Our philosophy is to create an oasis where people can come together and feel comfortable and refreshed,” says founder, President and CEO of Valencia Group Doyle A. Graham, Jr. “The spirit and hospitality of College Station has been the perfect muse in helping us design and craft a refuge that will be enjoyed by all.”
The project also will be constructed using a medium-density approach, a process which not only ensures the project becomes and remains a walkable destination, but incorporates additional design elements such as the use of corrugated metal, local limestone, reclaimed hardwoods and other sustainable materials which allow for the project to blend seamlessly into the surrounding community.
“This is an exciting moment for our College Station residents,” says College Station Mayor Nancy Berry. “We believe this project will ignite a flurry of economic activity and numerous employment opportunities benefiting the community as a whole. We applaud Midway for bringing a project of this magnitude for our citizens to enjoy.”
The convenience of having entertainment, dining and hospitality amenities will benefit both onsite tenants and visitors. Promising to be one of College Station’s preferred shopping destinations, Century Square is set to feature an eclectic mix of both national brands and local boutiques in its retail spaces. Signature eating and drinking establishments will offer ample relaxation, while an adjacent conference center provides additional meeting space that can be reserved for intimate or grand gatherings.
Additionally, its close proximity to Texas A&M University presents an ideal opportunity for businesses to tap into the intellectual capital from the school’s growing number of students and faculty. With adaptable spaces for biomed, tech and professional services, an energy-efficient design and a robust capacity to handle a high volume of data and communication equipment, Century Square is set to be a true enterprise hub for companies.
“We’ve long hoped for an opportunity to have an exciting new destination for visitors to Texas A&M and the Brazos Valley,” says Texas A&M University System Chancellor, John Sharp. “Through this partnership with Midway, we have created something truly special for our Brazos Valley family and the University is proud to be a play a part in Century Square’s development.”
Century Square’s lush public spaces will offer a natural spot for the community to gather. Consistent with the spirit and culture of the region, Midway plans to activate these spaces with a variety of high-traffic events throughout the year, from local farmers markets to live music and outdoor concerts.
Brinsden adds: “College Station continues to be one of the fastest growing cities in the U.S. and with Texas A&M University expected to draw more than 1.6 million visitors in the coming year, we are excited to provide an attractive locale where people can gather with friends and family.”
